I am absolutely delighted to have found the next buyers for a fabulous new build home at Hazel Green in the beautiful Wiltshire village of Urchfont.
This was a particularly interesting sale because the developers had already worked with a few other estate agents in their search for the right buyer. When they enlisted my help, there was one important request. They did not want the property advertised on Rightmove.
For many sellers, Rightmove can feel like the obvious place to start. Of course, the property portals have their place, but this sale is a brilliant reminder that successful property marketing is not just about listing a home online and waiting. It is about strategy, presentation, local knowledge, buyer relationships and knowing how to reach the right audience in the right way.
In this case, the buyer was found through my social media.
SELLING A HOME WITHOUT RIGHTMOVE
The property in question was a beautifully crafted four bedroom detached new build home in Urchfont, offering almost 2,000 sq ft of accommodation, three bathrooms, a double garage, private parking and fabulous views to the rear. It was designed with energy efficiency in mind, with an EPC A rating, air source heat pump, solar panels, EV charger infrastructure and smart heating controls.
Set within the highly desirable village of Urchfont, close to Devizes and within reach of Pewsey station for direct trains to London Paddington, this was a home with so many brilliant selling points.
But even with a wonderful home, a beautiful setting and an impressive specification, finding the right buyer still requires the right marketing approach.
With no Rightmove advertising requested, I used my social media platforms to showcase the home, tell its story and put it in front of an engaged audience of people who already follow my property updates, local market insights and coming soon previews.
And that is where the buyer was found.
WHY SOCIAL MEDIA MATTERS WHEN SELLING PROPERTY
Social media has become one of the most powerful tools in modern estate agency. It allows a property to be seen not just by people who are actively searching on the portals, but also by people who may not yet have started their search properly, those who are casually watching the market, people relocating to the area, local residents who know someone looking, and buyers who fall in love with a home the moment they see it.
A beautifully presented social media post can create interest, emotion and urgency in a way that a standard property listing often cannot. It gives a home personality. It allows the lifestyle to shine through. It encourages sharing, conversations, direct messages and early enquiries.
For this Urchfont home, the social media approach worked because it was targeted, consistent and personal. It was not just about posting a few photographs. It was about understanding the buyer the home would appeal to and making sure the marketing reached them.
A GREAT RESULT FOR THE DEVELOPERS
This sale is a fantastic example of why choosing the right estate agent matters. The developers had already tried other routes, but by using a fresh approach and tapping into the power of social media, I was able to generate the right interest and find the next buyers.
It also shows why sellers should not underestimate the value of an estate agent who has an active and engaged online presence. Your property deserves more than simply being uploaded to a portal. It deserves to be talked about, shared, showcased and remembered.
